Demolition, reconstruction and interior design of a new Maremma villa with sea views — Pancole, Scansano, Grosseto, Tuscany.

Villa Pancole is a comprehensive demolition and reconstruction commission for an Italian family, realised on a hillside above Scansano in the heart of the Tuscan Maremma. The existing rural building was demolished and rebuilt as an entirely new reinforced-concrete structure, engineered to open the plan toward the panoramic views that stretch from the surrounding hills to the sea. Studio Feri Associati managed the project end to end, from the new architectural envelope to every detail of the interior design.

The Project

While the structural approach is entirely contemporary, the material and spatial language remains rooted in Maremma tradition. Exposed timber beams, terracotta pianelle flooring and travertine thresholds recall the character of the historic farmhouses of the area, while the new layout and large glazed openings were designed around the site's privileged orientation toward the coastline.

Interior Design

Every interior space was conceived as part of a single, coherent design — from the reclaimed-oak kitchen island and custom dining furniture to the bespoke bathroom vanities and lighting throughout the house. Warm, natural materials and a restrained palette create interiors that feel calm and rooted, while large openings keep the surrounding landscape constantly present.

Outdoor Living

The pool and travertine-clad terrace were designed as a natural extension of the living spaces, framing uninterrupted views over the Maremma hills toward the Tyrrhenian coast, with an outdoor kitchen and shaded pergola completing the outdoor living areas.
